This begins by first understanding the customer's needs and then adapting our service to meet these. To ensure successful project implementation, we provide the following core services:

Flexible Project Finance – working in co-operation with the customer and our banking partner we provide flexible
and tailored financial solutions. Various commercial aspects can be adjusted to meet the customer's budgetary and financial
needs including:
- variation of contract term reducing either monthly availability fee or total project cost;
- equalized capital repayment profiles reducing total project cost;
- fixed or variable availability charge (linked to fixed or variable cost of finance);
- standard or alternative methods of security;
- potential for shared benefit of 'refinancing' activity;
- linked additional income streams offering availability fee subsidies (example: profit share on commercial elements)
- Project Equity – necessary to secure bank financing; Saritor can secure project equity at competitive rates.

Design - an important project service that ensures our projects match exactly our customers' needs whilst achieving vital 'project affordability'. Through this critical activity, project cost are minimised whilst quality and functionality are ensured. Depending on project type, Saritor works with a number of talented and experienced design firms and benefits greatly from their international and national design expertise. Our design partners offer experience in such specialisms as:
- social and communal housing projects;
- healthcare projects including national and international hospitals;
- public and municipal buildings;
- and education including schools, colleges and university buildings;
- General Contractor – Saritor's construction partner is a vital part of successful project delivery. We have a long-term relationship with one of Poland's largest, most experienced and most reputable construction firms (Unibep SA). Unibep offers various technologies including traditional and alternative technologies. Unibep also offers deep experience of construction projects covering all of our different PPP market sectors. Plus, Unibep provides modern methods of construction that ensures project costs are minimised whilst building quality, functionality and energy efficiency is maximised.
- Facilities Management and Maintenance - Saritor provides its customers the opportunity to benefit from our experience in property management. In this process, we use our own in-house expertise or we can outsource to qualified 3rd Party suppliers, including current FM service providers already used locally by our customers. The on-going FM service is important in ensuring building availability, safe building occupancy and in reducing overall project cost. Other 'operational' services can be provided including building reception, building security and cleaning services.
- Legal Services – a vital element without which successful contract negotiation and project 'bankability' could not be achieved. Depending on the nature of the project, Saritor employs the services of various legal firms all of whom have both sector expertise and significant legal knowledge of the PPP process.
When combined, all of our various service elements are vital enablers to successful project realisation. Moreover, our 'turnkey' service is structured and adapted in-line with the specific needs of our various projects.
