Project ‘affordability’ is the most important project success factor; logically, if a project is unaffordable there will be no project. Saritor recognises this and focuses on every cost aspect of its design and construction process.

During our design process:

  • We not only concentrate on low cost, simplified designs that still provide quality and functionality.
  • We also focus on the cost of the design process itself, competing design contracts when appropriate and/or negotiating fixed price design services.

During our construction process:

  • Our GC partner employs MMC (Modern Methods of Construction) techniques that drive down cost (see next section).
  • Alternative technologies are employed where possible, particularly regarding energy efficiency and the reduction of long-term operating costs.
  • We leverage in cost savings through the benefits of purchasing ‘economies of scale’; this provided by our large national GC partner – an organisation that bulk purchases construction materials as part of its natural business cycle.
  • We secure fixed-price construction contracts and supply appropriate construction guarantees.

Innovative Design and Construction Methods

The construction approach offered by Saritor is centred on the Modern Methods of Construction (MMC) philosophy that has proved so effective in driving down costs whilst simultaneously improving quality and construction speed. The attached PDF document provides more details.

In summary, MMC is an all-encompassing approach that integrates advanced design, use of modern materials and pre-fabrication building techniques within a single discipline – all with the same aim – the production of affordable buildings that are attractive, functional and durable. Project costs can be improved by considering the following various aspects:

  • Efficient use of space minimises build area.
  • Standardised design provides significant economies of scale.
  • Simplify structural elements - no cellars, lifts or underground parking.
  • Flat roof (where zonal plan allows).
  • Simplify internal services – external boiler, aligned wet spaces, wall rather than ceiling lighting, simplified pipe and cable runs, etc.
  • Simplified foundation solution.

A design that is simplified in terms of its architectural elements and shape requires less material to build, consumes fewer man-hours during construction and incorporates many repeatable construction actions, improving output per man-hour and the quality of that output.

Also, the construction industry has invested heavily in developing new materials that are improvements on traditional materials. When considering the structural elements of a building improvements focus on the following aspects:

  • Reduce weight whilst retaining or improving strength
  • Better thermal insulation
  • Better acoustic insulation
  • Better resistance to weathering and ageing
  • Better damage tolerance

Flexible Finance Solutions

Many aspects of the finance solution impact the overall project price. Therefore, providing flexible finance solutions is a vital factor in achieving project affordability. Various commercial aspects can be adjusted to meet the customer’s budgetary and financial needs including:

  • Variation of contract term reducing either monthly availability fee or total project cost.
  • Equalized capital repayment profiles reducing total project cost.
  • Fixed or variable availability charge (linked to fixed or variable cost of finance).
  • Standard or alternative methods of security.
  • Potential for shared benefit of ‘refinancing’ activity.
  • Linked additional income streams offering availability fee ‘subsidies’ (example: profit share on commercial elements).

Having been active in the UK’s PPP (PFI) market for more than 10 years and also having operated in the Polish PPP market since 2009, we understand PPP, how to make it work and importantly, as part of that, the needs of our customers.
